A chill in the air; the changing of the colours; and the countdown to Thanksgiving, Halloween and Christmas!! My personal favourite time of the year.
And we are pleased to update you with a positive market at this time. We are back to a normal and reasonably predictable market. Throughout most of our trading area in York Region and South Simcoe County, prices have stabilized year over year. Attached single family homes – Towns and Semis – are seeing a lack of inventory and an increase in prices. Definitely, a Seller’s Market. And certainly, a good time to be exploring your move-up options. Low inventory in this housing category means a solid price for your Town or Semi; and lots of inventory in the detached market does mean there should be room to negotiate on the price of your next home.
Detached homes in most of York Region and South Simcoe represent more of a Balanced to Buyer’s market at this time. The market for homes in the higher range continues to be negatively impacted by the Federal Mortgage regulations. That said, we are still seeing positive price increases year over year, albeit quite small. Definitely a good time to buy a larger, detached home in Aurora, Newmarket, East Gwillimbury, Bradford and heading a bit north into the Alcona area of Innisfil.
